Job description:

Lord Rayleigh's Farms Ltd is a family owned farming and property business, based in the village of Terling in Mid-Essex, which traces its roots back 130 years. The Company farms approximately 6,500 acres and manages a substantial residential and commercial property portfolio.

The Company is seeking to recruit a Head of Buildings and Maintenance, which is a newly created position, and the appointee will join the Company at an exciting time of significant investment in its residential and commercial property portfolio. As well as taking on the responsibilities of the retiring property foreman, the successful candidate will take a lead role with the Directors and Managers in the formulation and implementation of its expansion plans and will have the opportunity to shape the future running of the Property Maintenance Department (PMD).

The Department currently comprises a workforce of 14 and includes a broad spectrum of property skills including electrical, plumbing, carpentry and general building trades. The team maintains a residential portfolio in excess of 200 residential properties (65 of which are listed) and a commercial portfolio of around 120,000 sqft comprising offices, workshops and storage units. External contractors are also appointed for specific projects as required.

The Role:

  • Management of the PMD including staff, vehicle fleet and yard.
  • Workload programming & reporting – reactive and preventative maintenance – allocation and prioritisation;
  • Compliance Management and reporting - adherence to Health and Safety requirements, Building Regulations, CDM and Legislative compliance for let properties;
  • Management of external approved contractors - drafting specifications, overseeing works, ensuring best value and managing compliance;
  • Budget Management and reporting including KPI development and performance analysis
  • Drafting and implementing periodic maintenance plans and collating condition reports
  • Project management including refurbishment of farm buildings for commercial use.
  • Stock control and management;
  • Customer liaison and issues resolution.

The Candidate:

Essential:

  • Detailed knowledge of building construction especially residential property - including listed and period buildings;
  • Conversant with all relevant legislation in relation to building repairs/maintenance, Health and Safety and an appreciation of the various laws that apply to rented property;
  • Experience of managing a substantial team of tradesman and contractors
  • Recognised industry qualification such as MRICS or MCIOB but may be qualified by experience;

Desirable:

  • Strong commercial and financial acumen;
  • Strong communication and IT skills;
  • Dynamic and practical with a collaborative approach to working.
